Furnace Replacement Cost in Calgary [2026]
Replacing a gas furnace with a high-efficiency model in Calgary typically costs $5,500–$8,500 CAD installed, based on prices published by Comfort Union, Air Force Heating, Advanpro, The Gentlemen Pros and Home Depot Canada and checked in October 2026. The City of Calgary requires a permit for every furnace replacement, and some installers include it in the price while others list it as an extra. Most pages don’t say whether the price includes GST, so ask for the tax line on every quote.

Sources, checked October 2026: Comfort Union, Air Force Heating, Alberta Mountain Air, Springs Heating, Advanpro, The Gentlemen Pros and Home Depot Canada. Only Home Depot says its range is before tax; the others don’t say.

Most of these ranges overlap between $5,500 and $8,500. The widest, Alberta Mountain Air’s $5,000–$11,000, covers all three furnace types, and The Gentlemen Pros’ Premium tier sits above everyone else’s middle. Action Furnace, which serves Calgary, Edmonton and Red Deer, says most of its natural gas furnaces “start around $6,000” (May 2025). furnaceprices.ca, a comparison site, shows $5,900–$6,900 for Calgary on a page last updated in April 2025.
Only two of the sources above carry a 2026 date, and three carry none, so ask every installer to date the quote you receive. Alberta charges 5% GST on top of a pre-tax price: $6,000 becomes $6,300.
Our page on how we build our price ranges explains how we choose and date sources. For the national picture and the other provinces, see furnace cost in Canada.
Furnace cost in Calgary by type: single-stage, two-stage and modulating
Four Calgary installers publish installed prices by furnace type:
| Type | Span of published ranges (CAD) | Published by |
|---|---|---|
| Single-stage | $4,500–$7,500 | Comfort Union $5,500–$7,500; Advanpro $5,800–$6,700; Alberta Mountain Air $5,000–$5,500; Springs Heating $4,500–$5,500 |
| Two-stage | $5,500–$9,000 | Comfort Union $6,500–$9,000; Advanpro $6,600–$8,300; Alberta Mountain Air $6,500–$8,500; Springs Heating $5,500–$7,200 |
| Modulating | $6,000–$11,000 | Comfort Union $8,700–$11,000; Advanpro $9,900–$10,800; Alberta Mountain Air $8,500–$11,000; Springs Heating $6,000–$8,500 |
Sources: the installers listed, checked October 2026 (Comfort Union July 2026, Springs Heating August 2025, Alberta Mountain Air December 2025, Advanpro undated). Prices are for gas furnaces, installed, tax not stated.
The installers disagree most on single-stage and modulating models. For single-stage, Alberta Mountain Air and Springs Heating top out at $5,500, the price where Comfort Union starts, and Advanpro starts at $5,800. A $5,000 single-stage quote is plausible, so ask which model and AFUE rating it covers before you compare it with anything else. The four two-stage ranges all overlap between $6,600 and $7,200. For modulating, three of the four start at $8,500 or above, and Springs Heating lists $6,000–$8,500.
Alberta Mountain Air and Advanpro both list single-stage and two-stage models at 96% AFUE and modulating at 99%, so stepping up from single-stage to two-stage doesn’t change the rating. Whichever stage type you choose, make sure it’s written on the quote.
What Calgary homeowners report paying
A 2024 thread on r/Calgary asked for furnace and air conditioner replacement quotes. The original post has been deleted, and the replies give two furnace prices:
- Under $5,500 installed: a quote for an 80,000 BTU furnace, to be bought in late summer ahead of the heating season (2024).
- $6,000: a two-stage Carrier furnace from a Chestermere installer (summer 2023).
Both sit in the lower half of what installers publish, although neither comment says clearly whether installation and tax are included. The thread is more useful for what people learned while shopping:
- Timing. The commenter with the $5,500 quote says price depends on timing: they had an air conditioner installed in March, before cooling season, and planned the furnace for late August or September, before the heating season. If your furnace still runs, ask installers whether their price changes outside the coldest months.
- Small shop or large company. A commenter who chose a larger company says the small shop was $1,000–$2,000 cheaper but couldn’t match a 10-year warranty or 0% financing, and couldn’t install right away.
- Financing and warranty fine print. Another commenter, who says they work in the trade, claims financing charges get built into the equipment price and that long labour warranties often come with fine print about a maintenance plan. We can’t verify that, so ask each installer for the cash price as well as the financed one, and get the warranty terms in writing.
What can add to a Calgary furnace quote
Comfort Union is the only Calgary installer we found that prices extras separately:
| Item | Comfort Union (CAD) |
|---|---|
| Gas line modification | $300–$800 |
| Venting adjustment | $300–$800 |
| Ductwork modification | $500–$1,500 |
| Condensate drain | $150–$1,000 |
| Permit and inspection | $100–$300 |
Source: Comfort Union, modified July 2026, checked October 2026.
Comfort Union doesn’t say whether its general range already includes these. Air Force Heating does the opposite: it says its price includes the permit and the final gas inspection. Ask each installer which items are inside the number and which are separate lines. Advanpro says unusual features of a home can add $500 or more, and that a quote should show ductwork, carbon monoxide detectors and thermostats. Alberta Mountain Air adds that removing the old furnace may carry a flat fee and that the quote should itemize disposal charges.
Size also moves the price on Comfort Union’s page: $5,500–$6,500 for 1,000 sq ft, $6,500–$7,500 for 1,500 sq ft, $7,500–$9,000 for 2,000 sq ft and $9,000–$11,000 for 2,500 sq ft. No other Calgary installer publishes a size table to check it against. Ask your installer how they chose the furnace’s capacity for your house.
Permits and rules for a furnace replacement in Calgary
According to the City of Calgary, every furnace installation or replacement needs a permit.
- Who gets it. The furnace replacement permit is issued to a qualified HVAC contractor and covers the appliance and its venting. The gas permit, which goes to a qualified gasfitter, also covers the gas line. Major ductwork changes need a mechanical permit.
- What it costs. The City’s 2026 fee schedule sets a gas permit at $112 for processing plus $9.79 per $1,000 of construction value, with a minimum of $116.50, plus a 4% Safety Codes Council fee (minimum $4.50). The schedule has no line of its own for a furnace replacement, and fees rise every January 1. Comfort Union’s $100–$300 for a permit lands in the same area.
- Doing it yourself. The City lets an owner apply for a gas permit only if the owner is a certified Alberta journeyman gasfitter and the house is a single-family home where they live or will live.
- What installers add. Alberta Mountain Air says the City permit should be in your quote and that a certified journeyman gas fitter, plumber or sheet metal worker must do the installation.
- Carbon monoxide alarms. The City requires one on each level of the house and near every sleeping area, and recommends an electric model with battery backup.
Before work starts, ask who applies for the permit, which permit it is and what the City charges. If your installer’s price already includes it, the quote should say so.
Gas prices and winter in Calgary
Gas prices and the length of the winter don’t change what a furnace costs to install, but they decide what it costs to run.
Gas. Direct Energy Regulated Services, the regulated gas provider in ATCO Gas territory, charges $1.458 per GJ for October 2026, up from $1.124 in September and close to October 2025’s $1.429. That is the commodity charge only. Direct Energy’s October announcement puts a typical residential bill of 9 GJ at about $88 south of Red Deer and $101 in and north of it, and says the two differ because of transmission and distribution charges. The release doesn’t itemize the bill, but the gas itself at October’s rate is only about $13 of it (9 × $1.458), so delivery and other charges make up most of what you pay. Alberta’s regulated rates also swing within a year: the ATCO and Apex default tariff ran between about $0.94 and $3.42 per GJ from month to month in 2026, more than three times apart. Check your latest bill for the rate you actually pay. Sources: Utilities Consumer Advocate, October 2026.
Cold. Heating degree days measure how much heating a city needs over a year (base 18 °C, 1991–2020 normals):
| City | Heating degree days | Compared with Calgary |
|---|---|---|
| Edmonton | 5,697.1 | 14% more |
| Calgary | 4,993.7 | n/a |
| Ottawa | 4,434.1 | 11% fewer |
| Toronto | 3,751.3 | 25% fewer |
| Vancouver | 2,781.0 | 44% fewer |
Source: Environment and Climate Change Canada, climate normals for the airport stations, captured October 2026.
Calgary has about a third more heating degree days than Toronto, so the same furnace runs more hours here each winter.
Replacing the furnace and the air conditioner together
Air Force Heating says whole-home furnace and air conditioner packages typically run $8,000–$15,000 in Calgary in 2026. Commenters in the 2024 r/Calgary thread report older prices for both units: $9,000 in February 2022, about $12,000 around 2021 and a $15,000 quote on a 40-year-old house around 2020. They’re four to six years older than Air Force’s range, so they tell you more about how prices have moved than about what you’ll pay now. If you are replacing both, ask for a combined price and for the two prices separately, so you can see what the bundle saves. Prices for the air conditioner alone are on our page on central air conditioner cost.
How to compare furnace quotes in Calgary
Collect at least three written quotes. Then check each one for these five points:
- Permit. Which permit it is (replacement, gas or mechanical), who applies for it and whether the City’s fee is in the price.
- Extras. Whether the gas line, venting, ductwork, condensate drain and removal of the old furnace are inside the price or separate lines.
- Model. The model number, AFUE rating and stage type. A furnace for an ordinary house is 95% AFUE or higher.
- Tax. The subtotal, the 5% GST and the total.
- Carbon monoxide alarms. Whether the installer supplies them or expects you to, since Calgary requires them on every level and near sleeping areas.
Our page on furnace cost in Canada has the full checklist, including why a quote for an 80% furnace should raise a question. If your furnace still runs and you are weighing a service visit against a replacement, start with furnace maintenance cost.
If you are weighing a heat pump against a new furnace, see heat pump vs furnace.
Frequently asked questions
Do you need a permit to replace a furnace in Alberta?
In Calgary, yes. The City requires a permit for every furnace installation or replacement, and a qualified HVAC contractor applies for it. For a home elsewhere in Alberta, ask your installer or your municipality whether a permit is required, and ask whether the fee is in the quote.
How much does Home Depot charge for a furnace replacement in Calgary?
Home Depot Canada’s furnace guide lists $5,500–$8,800 for Alberta across its four models, before tax, with standard installation and labour included and disposal fees extra. The page has no date and doesn’t name Calgary, so use it as a reference point and compare it with written quotes from Calgary installers.
