Replacing a standard 40–50 gallon gas hot water tank in Canada typically costs $1,800–$3,200 CAD installed, based on prices published by installers in Ontario, Alberta, British Columbia and Manitoba and checked in October 2026. The full spread runs from $1,200 to $4,500. An electric tank usually costs $1,500–$2,800 installed, and a power-vented gas tank $2,000–$5,500. None of these installers say whether sales tax is included.

Sources, checked October 2026: installers in Ontario (Tornado Plumbing, Galaxy Plumbing, Airzone HVAC), Alberta (Comfort Union, Acclaimed Heating, The Gentlemen Pros), British Columbia (Hydro Pro Plumbing, Lord Mechanical, Roma Heating) and Manitoba (Mr. Rooter Winnipeg, Lynn’s, Winnipeg Hot Water Tank). None say whether tax is included.

The same tank can land at either end of these ranges. Size, venting, how hard the old tank is to get out, permit fees and your province’s plumbing code all move the price. Some installers fold the permit and disposal into the total and others bill them separately, so that’s the first line to check on a quote.
Our page on how we build our price ranges explains why some cells in these tables stay empty.
For reference, 40 US gallons is about 151 litres and 50 US gallons about 189 litres. Installers in Winnipeg and Edmonton describe a 40-gallon tank as enough for a condo or a small household, a 50-gallon tank as the usual choice for a family home, and 60 or 75 gallons for larger families.
| Tank size | Installed range, gas (CAD) | Installers |
|---|---|---|
| 40 gallons | $1,200–$2,800 | 4 (Vancouver, North Vancouver, Calgary, Winnipeg) |
| 50 gallons | $1,500–$3,200 | 3 (North Vancouver, Calgary, Ottawa) |
| 60–75 gallons | $2,000–$3,800 | 3 (Vancouver, North Vancouver, Calgary) |
Sources: Hydro Pro Plumbing, Lord Mechanical, Comfort Union, Lynn’s and Airzone HVAC, checked October 2026. Comfort Union’s smallest size covers 30–40 gallons.
Going from 40 to 50 gallons adds a few hundred dollars at the installers that price both: $300–$400 at Lord Mechanical in North Vancouver, and about $400–$600 at Comfort Union in Calgary. If your household has grown or you’re running out of hot water, size up when you replace; if the old tank kept up, the same size is the safe choice.
An electric tank is usually the cheaper one to replace. It needs no vent and no gas line, and the installers above that price both start electric tanks at or below their gas price. Tornado Plumbing in Toronto, for example, starts electric tanks at $1,500 and chimney-vented gas tanks at $1,800.
What it costs to run depends on your rates, and those differ a lot by province. Compare them on your own bills:
Switching fuels costs extra. In Calgary, Comfort Union lists $260–$1,500 to run a new gas line and $150–$500 for electrical work; in Vancouver, Hydro Pro Plumbing lists $300–$800 for gas line upgrades and $1,500–$3,000 if the electrical panel needs upgrading. Ask for those lines separately before you decide to switch.
In the City of Vancouver, the choice is narrowing: from January 1, 2027, a replacement water heater in a detached home or duplex must meet the city’s highest efficiency standard, which allows heat pump and electric models (City of Vancouver). If you live there and your gas tank is ageing, get quotes for both before it fails.
How a gas tank gets rid of its exhaust is one of the biggest price drivers after size.
The step up is clear in installers’ own price lists. Tornado Plumbing lists $1,800–$2,800 for a chimney-vented tank and $2,800–$4,500 for a power-vented one; Comfort Union lists $2,400–$3,200 and $3,000–$3,500. Changing or extending a vent adds $200–$600 at Hydro Pro Plumbing and $300–$800 at Comfort Union.
When you replace a gas tank, ask the installer to check the existing vent and to say in the quote whether it can be reused. A Winnipeg installer lists chimney liner work as a separate cost, so ask for any vent work as its own line.

For sales tax, use the Canada Revenue Agency’s GST/HST calculator and ask the installer whether their total includes it.
Installers in Toronto, the Greater Toronto Area and Ottawa publish $1,200–$3,200 for a chimney-vented gas tank: $1,800–$2,800 at Tornado Plumbing in Toronto, $1,200–$2,000 at Galaxy Plumbing in the GTA and $1,800–$3,200 for a 50-gallon tank at Airzone HVAC in Ottawa. Galaxy puts the labour for a straightforward swap at $300–$700 and municipal permits at $75–$200.
Tornado Plumbing’s price includes new connectors, a new temperature and pressure relief valve and its discharge pipe, and a written 25-year workmanship warranty. Use that list to check what another quote leaves out.
If you rent your current tank, read the section on renting vs buying below before you sign anything.
Alberta has the highest prices in our sample: $2,400–$3,200 for a 50-gallon chimney-vented tank at Comfort Union in Calgary, $2,200–$4,500 for a standard gas tank at Acclaimed Heating in Edmonton, and $2,400–$2,832 for a basic replacement at The Gentlemen Pros, which works in both cities.
Comfort Union lists its extras separately, which makes its quote easy to compare against:
| Extra | Price (CAD) |
|---|---|
| Permit | $100–$300 |
| Old tank disposal | $50–$150 |
| Venting changes | $300–$800 |
| Gas line work | $260–$1,500 |
| Electrical work | $150–$500 |

If another Alberta quote comes in lower, check whether these items are in it.
Installers in Metro Vancouver publish $1,200–$3,200 for a gas tank and $1,000–$2,800 for an electric one. Hydro Pro Plumbing lists $1,500–$2,200 for a 40-gallon gas tank, all-in with permit and materials; Lord Mechanical lists $1,200–$1,800 for 40 gallons and $1,500–$2,200 for 50; Roma Heating lists $1,800–$3,200 for 40–50 gallons.
BC’s code adds parts that other provinces may not require. Roma Heating lists an expansion tank, a drain pan and seismic strapping among the code-required upgrades, and warns that a suspiciously cheap price may skip them. Lord Mechanical prices them separately: $150–$250 for the expansion tank, $80–$120 for seismic straps and $150–$250 for the Technical Safety BC permit and filing. Ask every installer whether all three are in the price.
Winnipeg installers publish $1,600–$4,000 for a gas tank: $1,700–$2,500 for a standard tank at Mr. Rooter, $1,600–$2,000 for 40 gallons at Lynn’s (April 2025 prices), and $2,000–$4,000 at Winnipeg Hot Water Tank. One more Winnipeg installer, Browns Plumbing, lists $3,200–$3,800 for a 40-gallon gas tank, including removal and permits (Browns Plumbing). In Winnipeg, the same 40-gallon tank can cost twice as much depending on who installs it.
The City of Winnipeg requires a plumbing permit and an inspection for a water heater installation, according to Mr. Rooter. Ask whether the permit is in the price.
Each region gave us one installer with published prices, two short of a range: J&A Heating and Plumbing in Saskatoon lists $1,800–$2,400 for a chimney-vented tank and $2,200–$2,600 for a power-vented one (J&A), and On Track HVAC in Nova Scotia starts electric tank installations at $1,800 (On Track HVAC).

Labour warranties differ more than tank warranties. Home Depot Canada’s water heater installation service lists a 1-year labour warranty (Home Depot Canada), and Tornado Plumbing in Toronto offers a written 25-year workmanship warranty. Ask each installer how long theirs runs and get it in writing.
In Ontario, you can rent a water heater instead of buying one. Two rental companies publish their rates:
| Tank | Enercare, Ontario (from) | Reliance, Ontario |
|---|---|---|
| Gas, chimney-vented, 40 gal | $25.87/month | $25–$28/month |
| Gas, chimney-vented, 50 gal | — | $26–$31/month |
| Gas, power-vented, 40–50 gal | $38.01/month | $39–$47/month |
| Electric, 40 gal | $19.29/month | $20–$23/month |
Sources: Enercare and Reliance Home Comfort, checked October 2026. Neither page says whether tax is included.
Reliance also publishes rental rates in Alberta and Manitoba, starting at $24.76 a month for a conventional gas tank (Reliance Home Comfort).
Both companies include installation and repairs in the monthly rate, and Reliance also replaces the tank if it can’t be repaired. Reliance’s initial term is 10 years, after which the rental continues month to month, and you can buy the tank at any time for an amount based on its age (Reliance Home Comfort).
To compare, multiply the monthly rate by the months you expect to keep the tank. At $25–$31 a month, a 40–50 gallon gas tank costs $3,000–$3,720 over 10 years, excluding any tax. Buying the same tank in Ontario costs $1,200–$3,200 installed, but then repairs are yours to pay. Ask the rental company for the current buyout amount and add it to the comparison if you’re thinking of ending a rental.
Ontario has banned door-to-door sales of water heaters since March 1, 2018, unless you started the contact. A water heater contract signed after an unsolicited visit is void, and other contracts signed at your home come with a 10-day cooling-off period (Government of Ontario).
Expect a tank to last about 8 to 15 years. A Winnipeg installer puts it at 8 to 12 years there, because hard water shortens it; HomeStars’ guide says 10 to 15; Reliance, which rents tanks, says 14 to 16.
If your tank is near the end of that window, get replacement quotes while it still works: an emergency replacement leaves you choosing from whoever can come that day. If it’s younger, ask whether a part, such as a valve or a heating element, can be replaced instead.
For a straightforward swap, installers publish labour of about $300–$900: $300–$700 at Galaxy Plumbing in the Greater Toronto Area and $600–$900 at Hydro Pro Plumbing in Vancouver. HomeStars’ cost guide puts basic installation at $700–$1,200. Labour climbs when the job adds venting, a gas line or electrical work, so ask for labour and materials as separate lines.
A standard tank swap often takes two to three hours, according to Mr. Rooter in Winnipeg. Switching to tankless takes longer, sometimes most of a day. Ask the installer when your hot water will be back on, and whether an inspection visit follows.
